Seasonal Home Maintenance Checklist
 
The best way to protect your home and your wallet from expensive repairs is to regularly check for problems. This seasonal checklist will help you spot problems and keep your home in good shape.
 
Spring
  • Clean Gutters & Drains
  • Roof— Inspect roof shingles for damage
  • Chimney— Inspect brick chimney for condition of cement cap, cracked mortar
  • Foundation— Look for settlement around foundation
  • Weather Proofing— Recaulk windows & doors as needed
  • Drainage— Clean debris from window wells and exterior basement steps
 
Summer
  • Exterior Paint— Look for blistering and scaling, especially on south and west sides. Also check window glazing. Paint and repair as needed.
  • Drains— Make sure drains in exterior basement stairs are clear.
  • Basements— Check for mold and/or any water seeping in along walls.
  • Termites & Critters— Look for signs of termites, carpenter bees, even bats.
  • Roof & Gutters— Keep an eye out for cracked or missing shingles and keep gutters and downspouts clear.
 
Fall
  • Clean Gutters & Drains
  • Furnace— Have heating system checked. Change filters as recommended by manufacturer. Open heating dampers downstairs and close them upstairs. Remember, warm air rises.
  • Windows & Doors— Swap screens for storm windows and doors; replace any worn weather stripping.
  • Chimney— Have inspected and cleaned.
  • Plumbing— Turn off indoor valves to outdoor taps.
 
Winter
  • Furnace— Replace filters every month with most models or when recommended. Adjust damper, if present, on the main ducts out of your furnace for winter setting. Then adjust individual air flow registers room by room. Check for air blocked registers.
  • Fireplace chimneys— Clean annually.
  • Clean gutters & drains— Clean seasonally, or as needed.
  • Windows & doors— Use weather stripping to seal out drafts. Close storm windows.
  • Smoke detectors— Check the batteries. Replace annually (or as recommended by manufacturer).
